    The forces reshaping Adelaide property

Supply, borrowing capacity, infrastructure and buyer confidence are moving at different speeds. Here is how to read the market without the headlines.

    01
    Supply remains local
    02
    Finance sets capacity
    03
    Infrastructure changes demand

    One city, many markets

Adelaide does not move as one market. Entry-level northern suburbs, established coastal pockets, inner-ring character homes and new-build corridors can respond differently to the same interest-rate decision.

A useful outlook starts with the property type and buyer group, then tests supply, days on market, settled prices and finance conditions in that pocket.

Infrastructure can change convenience and buyer attention, but the effect is rarely uniform.

    What owners should watch

Watch the number of genuinely comparable homes for sale, how quickly well-priced homes transact, the gap between asking and settled prices and whether buyers are competing or negotiating conditions.

For a decision about one home, broad forecasts are less useful than current evidence from that home's immediate buyer market.
