    The market has changed

Why borrowing power, buyer caution and days on market matter more than yesterday's headline price growth.

Price growth does not remove price sensitivity

A market can record annual growth while individual properties still stall. Buyers make decisions with today's borrowing capacity, competing listings and perceived value. They do not pay a suburb-wide percentage simply because it appeared in a headline.

The opening weeks remain important because the best-qualified buyers compare new listings quickly. If the evidence and price story do not align, attention moves elsewhere.

What to do when feedback is consistent

One buyer's opinion can be noise. A repeated objection across qualified buyers is a pattern. The response might be better information, a presentation change, clearer terms or a price adjustment.

The cost of waiting should be compared with the likely benefit. Days on market alone do not determine value, but a stale campaign can weaken urgency and negotiating leverage.

“Accuracy is not pessimism. It is the starting point for a campaign buyers believe.”
