What the spring market is actually telling us

The headline figures for the eastern and northern suburbs suggest a market in good health. Beneath them sits a more interesting story: a widening divergence in outcome between properties that were prepared and properties that were simply listed.

Across our own campaigns over the past twelve months, homes that underwent styling, architectural photography and a film averaged a materially shorter campaign and a higher clearing price than comparable stock that did not.

None of this is surprising. It is worth stating plainly nonetheless, because the cost of preparation is almost always the smallest number in the transaction.
